San Lorenzo 52

San Lorenzo 52 is a boutique building of new-build two-bedroom apartments in Estepona town centre. It stands on Avenida de San Lorenzo, right beside Estepona Town Hall, and the old town, the beach and the seafront promenade are all a short walk from the front door.

Most of what an owner needs day to day is close by on foot. Shops, supermarkets, cafés and restaurants are around the corner, along with schools and sports facilities. For anyone who wants a home in Spain to lock up and leave between visits, a central street like this is hard to improve on.

Complot Arquitectos designed the building. The studio, founded and directed by Jesús Saco de Larriva, works to four principles: accessibility, sustainability, contemporary design and functionality. Here that means classical elements reworked in a contemporary way, a rendered brick façade with insulated cavities and wood-effect exterior finishes. The building has a lift and is designed for a high energy rating.

Each apartment has two bedrooms, two bathrooms, a living and dining room, an entrance hall and terrace and balcony space, and the first-floor home adds a private patio. Kitchens are specified with a quartz-type worktop, oven, induction hob, extractor hood, dishwasher, fridge and washing machine. Wood-effect porcelain runs across the floors, bedrooms have lined, white lacquered built-in wardrobes, and bathrooms have low-profile shower trays, tempered glass screens and thermostatic taps. Aerothermal hot water, ducted inverter air conditioning and heating with a programmable thermostat, insulated partitions and double glazing in thermal-break aluminium frames keep the homes comfortable through the seasons.

Around the building, Estepona's new town-centre boulevard is taking shape, a project to link the historic centre with the seafront promenade through squares, walkways, water features and gardens.
