Villas at The Peaks

Botanika Villas occupy elevated positions on the hillside at The Peaks, the golf-led neighbourhood within Luštica Bay on Montenegro's Adriatic coast. Designed by Block 722 and NRA Atelier, the collection comprises three- and four-bedroom open-plan villas set within the natural contours of the golf landscape.

Each villa is conceived around indoor-outdoor living on a generous scale. Bi-fold doors connect the principal living spaces to private terraces and infinity pools, while shaded gardens and outdoor kitchens extend the footprint beyond the walls. The wider collection encompasses homes from 275 to 400 square metres.

The hillside position provides collection-level outlooks across Boka Bay, the Adriatic, the surrounding mountains and the golf course below. Generous windows frame these perspectives from the principal rooms, though the precise composition varies by plot and orientation.

Interiors are finished with neutral porcelain tiling and custom Nolte kitchens featuring Terrazzo Bianco worktops and splashbacks, Tavola Oak and Pinot Lava Grey wood-look cabinetry, chrome fittings, Miele appliances and a separate butler's pantry. Bathrooms include ceramic finishes, brown-beige vanities, LED-backlit mirrors, electric underfloor heating, chrome fittings and a Laufen or similar bath.

Walk-in wardrobes, an entrance closet and internal garage storage are standard, alongside a private underground garage for each villa. A bioethanol fireplace, wind-free air conditioning, recessed LED spotlights and fibre-optic internet readiness complete the specification.
