Talay Coastal

The Talay Beach Coastal Collection is a group of standalone villas with four, five or six bedrooms in the gated Talay Beach community at Marsa Al Saadiyat, Saadiyat Island, Abu Dhabi. Its architecture is contemporary in expression and timeless in principle, built from clean horizontal planes, generous glazing and layered volumes. Each villa comes in a choice of two façade variations.

Light is the organising idea. Generous glazing brings daylight into the main living spaces, while layered volumes give the elevations depth. Screening is placed with care to provide shade, privacy and comfort in the Abu Dhabi climate. Natural materials and a restrained palette keep the detailing calm, so light, shadow and texture define the façade.

Owners choose between a light and a dark interior scheme, two versions of the same contemporary design language. The staircase has a leathered marble finish, bedrooms have engineered wood floors, and living and wet areas are laid in porcelain tile. A show kitchen with engineered stone worktops, wood veneer joinery and tinted glass upper cabinets is paired with a separate daily kitchen, so entertaining and everyday cooking each have their own space.

The layouts follow family life. A formal entrance, living room and dining room sit apart from an open family living and dining area, with the maid's room, laundry, service entrance and storage with space for a provisional lift kept to one side. Upstairs, the principal suite has a walk-in closet and its own bathroom, further bedrooms have bathrooms and closets, and a family retreat and balconies complete the floor. The five- and six-bedroom villas add a ground-floor guest bedroom and a second family living room upstairs. Every villa has a private garden.

Talay Beach is gated, with 24/7 security and community maintenance. Residents share a community pool and kids' pool, padel courts, a gym, landscaped green spaces, cycling loops and jogging tracks, and the sea begins just beyond the gate. Emirati heritage runs through the landscape, from the Aflaj water feature to the outdoor majlis pavilion. Saadiyat Island is also home to Saadiyat Beach Golf Course, the Cultural District and a marina.
