The Canopies

The Canopies is the first residential collection at Yas Point, a new waterfront destination at the northern gateway of Yas Island, Abu Dhabi. Developed by Aldar, the garden-led community comprises 592 homes across six buildings, arranged around a central public park and private podium amenities.

The collection includes studios, one-bedroom apartments, two-bedroom apartments, two-bedroom apartments with a maid's room and three-bedroom apartments with a maid's room. Average sizes run from 46 sq m to 184 sq m, providing options for a compact Yas Island base as well as more spacious family accommodation.

Interiors use porcelain floor tiles in the living areas and bedrooms, with engineered-stone kitchen and vanity counters and matching kitchen backsplashes. Laminate doors, upper kitchen cabinets and wardrobe exteriors are paired with painted walls, while bathrooms include porcelain accent tiles, glass shower partitions and gunmetal sanitary ware.

The Canopy Club provides a shared social living room, while The Puddles includes resort-style pools overlooking the central park and a dedicated children's splash pool. The Charge is a fully equipped fitness space, and The Clearing is an outdoor pavilion for yoga, tai chi and mindful movement.

The Picnic combines an outdoor kitchen and dining area with views across the park. After sunset, The Afterglow brings soft illumination to the gardens, while The Hub provides a dedicated setting for focused work. Landscaped walkways connect the buildings, amenities, retail and dining.

The wider Yas Point masterplan adds a 700 m waterfront promenade with dining, retail and public spaces, together with an open-water beach for kayaking and windsurfing. Its plans also include The Wonder Pool, water taxi access, three signature parks including the 60,000 sq m Lea Park, walking and cycling routes, neighbourhood gardens, shaded gathering areas, The Night Garden and Kids' Studio.
