Lunaya Terraces apartments in Jebel Ali form the apartment collection of Lunaya, a landscape-led community off Sheikh Zayed Road in Dubai. The off-plan collection offers one-, two- and three-bedroom homes across five buildings, Cove, Reef, Haven, Shore and Bay, each designed around large private terraces. Lagoons, waterways and planting run through the wider community, and the buildings carry that landscape upwards instead of leaving it at ground level.
The idea is villa living in apartment form. Each home is planned as a spacious, private residence organised around a large terrace, with living rooms opening towards greenery for daylight and natural ventilation. There are only eight homes per floor, set in central and corner positions with different layouts and orientations. Corridors are open to the air at both ends, so light, breezes and views of the landscape pass through the building. Planting is built into the façade alongside warm stone, slim black aluminium frames, floor-to-ceiling windows and vertical aluminium louvres.
Inside, the palette is calm and natural. Living, dining and kitchen areas are laid in beige travertine-look porcelain, bedrooms have light oak parquet, and the kitchen has a marble-finish quartz countertop. Light oak panelling, warm bronze hardware and soft white ceilings complete the scheme, with generous ceiling heights throughout. Terraces are finished in a concrete-texture porcelain tile, so the outdoor space reads as part of the home.
Shared spaces are designed into the buildings rather than added on. An arrival lobby of natural materials, soft lighting and greenery opens towards ground-floor shops planned for cafés, boutiques and everyday services. Public terraces with planting and seating sit within the building, the gym has indoor and outdoor training areas, and the rooftop is arranged around a pool with lounge areas and shaded seating.
Beyond the front door, Lunaya adds lagoon-style pools and water features, parks with children's play areas and dog parks, shaded walking paths, sports courts, an indoor pool, saunas and wellness spaces. Cafés and dining spaces sit within the landscape, and a supermarket, pharmacy and library cover daily needs. Sheikh Zayed Road puts Expo City, Al Maktoum International Airport, Palm Jebel Ali and Jebel Ali Beach within reach.
