Sotogrande Golf and Property: A Buyer's Guide to La Reserva, Valderrama, Real Club and San Roque

Seven golf clubs, four neighbourhoods and separate club rules. How to choose the right part of Sotogrande, and what homes cost today.

Sotogrande at a glance

Sotogrande is a private residential estate in San Roque, in the province of Cádiz, at the western end of the Costa del Sol. Planned in the early 1960s around golf, it now has seven clubs within a short drive: Real Club Valderrama, Real Club de Golf Sotogrande, La Reserva Club and The San Roque Club, with The Alto Club, La Cañada and La Hacienda Links close by.

For golf buyers weighing Sotogrande against Marbella, the comparison comes down to space and value. Sotogrande is quieter and greener, with larger plots and mature cork oaks, and average asking prices run roughly a third lower per square metre: €4,082 against €5,967 in Marbella in September 2026, according to idealista. Marbella offers more restaurants, shops and nightlife, and a shorter drive to Málaga Airport.

Golf Homes International works with buyers across every part of Sotogrande, from new townhouses at San Roque Club to signature villas in La Reserva. Sotogrande's golf courses

For a buyer, the practical difference between these courses is access. Some sell visitor tee times freely, some ration them, and one is open to the public. The course you expect to play regularly should influence where you look for a home.

Real Club Valderrama. This private members' club hosted the 1997 Ryder Cup. It sells a limited number of visitor tee times, from 12:00 to 13:00, Monday to Thursday. The published 2026 visitor green fee is €600, and a forecaddie is compulsory for every group. See our Valderrama page.

Real Club de Golf Sotogrande. The original course, opened in 1964 as Robert Trent Jones Sr.'s first design in Europe. It sits about 150 metres from the sea, with wide fairways and fast, elevated greens. A members' club, it also takes online visitor bookings. See our Real Club de Golf Sotogrande page.

La Reserva Club. This 2003 Cabell B. Robinson course sits in the hills above the coast, at the centre of a residential club with tennis, padel, restaurants and a beach club with its own lagoon. Facilities are private to members and residents, while visitors can book tee times online. See our La Reserva Club page.

The San Roque Club. The Old Course, designed by Dave Thomas in 1990 with bunkers reworked by Seve Ballesteros, is reserved for members outside set daily public periods. Membership is available for a full year, six months or four months, with prices on application. See our San Roque Club page.

The Alto Club, La Cañada and La Hacienda Links. The Alto Club, formerly Almenara, sits in Sotogrande Alto beside the SO/ Sotogrande hotel. La Cañada, in Guadiaro, is a public course with online green fees. La Hacienda Links, a short drive south-west towards Gibraltar, has two 18-hole courses with green fees and membership available. These are the easiest courses to play without joining a private club.

Living in La Reserva

La Reserva is the newest part of Sotogrande, where golf, club life and school sit closest together. Sotogrande International School is next door, making this a practical choice for families who live here year-round. The neighbourhood also gives buyers the widest choice of new homes on the estate.

Within La Reserva, the choice comes down to scale and upkeep. Apartments at Village Verde Phase 2 suit owners who want to lock up and leave. New patio homes, garden homes and villas at Las Villas Sotogrande, due for completion in 2028, suit families who want a new home without a large plot to manage. Higher up, the gated enclaves of The 15 and The Seven offer large plots and architect-designed villas with sea views.

At the top of the market, finished villas such as Villa Aldebarán, The Sanctuary and Villa Watchtower show what La Reserva does best: contemporary homes on elevated plots, looking across the golf course to the Mediterranean.

Before you buy, check the walking distance to the clubhouse and school, what club terms come with the home and, for off-plan purchases, the payment schedule and the bank guarantees behind each stage payment. Gated enclaves also carry their own community rules and fees.

Sotogrande Alto and Valderrama

Sotogrande Alto, the upper estate around Valderrama and The Alto Club, is the most traditional part of Sotogrande. Plots are large and often wooded, roads are quiet, and most homes are private villas rather than developments.

Homes with a direct Valderrama outlook are scarce and sell on position more than specification. Our six-bedroom villa in Zona E, overlooking the 17th hole, is a current example. Many villas here are older, so a building survey and a check that any extensions match the licence matter more than in newer areas.

Sotogrande Alto suits buyers who put space and privacy first, and who accept that most days will involve the car.

Sotogrande Costa and Real Club

Sotogrande Costa, around the original Real Club course, is the established heart of the estate. The neighbourhood runs from the course to the beach and the marina, with the most mature landscape in Sotogrande.

Most homes here are villas from the 1970s onwards, many since rebuilt, alongside a smaller number of new houses. Villa AT, a four-bedroom home beside the Real Club course, is one frontline golf option. Nearer the sand, Reyes y Reinas, the "Kings and Queens" streets, is one of the most sought-after addresses on the coast, with large villas such as Casa La Colina.

Sotogrande Costa suits buyers who want to walk or cycle to the beach and marina, and who prefer an established neighbourhood to a gated one. It is also where idealista records the highest asking prices on the estate.

San Roque Club

The San Roque Club sits a few minutes west of the main estate, with the Old Course at the centre of its own residential community. It feels more self-contained than the rest of Sotogrande, and it is where frontline golf starts at the lowest prices.

Adel San Roque, a collection of 32 four-bedroom townhouses on the Old Course due for completion in 2028, is the clearest example: frontline golf below the cost of a villa elsewhere in Sotogrande. The club's four- and six-month memberships also suit owners who spend part of the year here.

Sotogrande property prices

In Sotogrande, position sets price more than size. A frontline golf or sea-view villa can ask several times more per square metre than a similar home a few streets back, so the right part of the estate matters as much as the budget.

Across Sotogrande as a whole, idealista put average asking prices at €4,082 per square metre in September 2026. Its August figures show the spread within the estate: Sotogrande Costa at €4,344, Puerto Sotogrande at €4,305 and Sotogrande Alto at €3,901 per square metre. That average includes marina apartments and older homes, so frontline golf and sea-view villas typically ask well above it.

Budget for running costs as well: community fees in gated enclaves, garden upkeep on large plots and club subscriptions. Our guide to what a golf property costs to own each year in Spain sets these out, and buying a golf property in Spain in 2026 covers taxes and legal steps.

Everyday life in Sotogrande

Puerto Sotogrande, the marina, is the social centre: restaurants, cafés and moorings in one place, with beaches running the length of the estate. Sotogrande International School, founded in 1978, teaches the International Baccalaureate in English to children up to 18.

Gibraltar Airport is about 25 minutes by car, with direct flights to the UK. Málaga Airport is roughly 1 hour 15 minutes to 1 hour 30 minutes on the AP-7, and Marbella about 45 minutes to an hour. Sotogrande's international polo tournament fills July and August, the busiest weeks of the year, while winter is noticeably quiet.

How to choose

Start with the golf you want to play and the way you will use the home, then choose the neighbourhood.

  • Families. La Reserva, for the school next door, the club and new homes. Las Villas Sotogrande and Village Verde are the main new-build options.
  • Keen golfers. Sotogrande Alto for Valderrama and The Alto Club, or San Roque Club for frontline golf and flexible membership.
  • Second-home owners. Sotogrande Costa, for the beach, marina and Real Club within walking or cycling distance.
  • Lock-up-and-leave. Apartments at Village Verde or townhouses at San Roque Club, where upkeep is low between visits.
