Mandarin Oriental Residences brings together 226 furnished homes in Saadiyat Cultural District on Saadiyat Island, Abu Dhabi. The collection ranges from one- to four-bedroom residences to five-bedroom penthouses, with average total areas including balcony from 103 to 2,026 sqm. This breadth gives buyers a choice of layouts within one development, from a more compact island base to substantial penthouse accommodation.

The shared amenity offer is designed around everyday comfort, wellness and time at home. Indoor and outdoor pools are joined by children's pools, spas, indoor gyms, fitness studios and squash courts. Residents also have cinemas, an indoor kids club, game rooms, private dining rooms, lounges, communal working spaces and conference rooms, supported by concierge and security services.

Hotel-style lobbies, licensed outlets and the Mandarin Oriental Cake Shop add useful social and hospitality spaces within the development. Pet grooming rooms and male and female salons broaden the practical facilities available to residents. Selected three- and four-bedroom homes and the five-bedroom penthouses also have private pools, while this feature does not apply across the full collection.

Private dining and catering, tailored home design, housekeeping, laundry, event and travel planning, private yoga and meditation, luxury transport and children's programmes can be arranged as optional, fee-based services. These sit separately from the communal amenities. The developer uses the Mandarin Oriental brand under licence.

Completion is expected in Q3 2028. The 65/35 payment plan places 35% at handover, subject to confirmation of the current schedule and terms. Published average prices run from an indicative AED 6.2 million to AED 42.1 million. The upper figure is the highest published numeric average rather than a confirmed maximum, and pricing for the four-bedroom residences and five-bedroom penthouses is still to be confirmed.
